The residents and elected officials of Grant-Valkaria have worked diligently to assure that the community remains rural in nature. Living in a rural area includes sharing our roadways with animals of various shapes and sizes, farm equipment, and horse trailers. Most of us have noticed equestrians on our roadways but few of us who do not have experience with horses understand equine behavior.

Horses are big animals. An average horse weighs 1000 to 1200 pounds. Horses are prey animals which means in their wild state they are hunted by predators for food. Their most powerful survival adaptation is speed. When horses are startled their instinct tells them to run first and ask questions later. Horses are very unpredictable and have lightening fast reactions. A horse can be standing quietly and a second later jump 10 feet sideways. A rider has very little initial control over a spooked horse.

What does this mean to drivers sharing a road with equestrians? When a horse spooks it may jump in the road in front of or into the vehicle. Certainly the horse will be injured or killed, the rider will be injured or killed and what most drivers don’t realize is that they have a good chance of being injured or killed. Everyone knows the damage a deer weighing 100 to 200 pounds can do to a vehicle and driver. Multiply that by about 10.
How do we keep horses and humans safe? Following are some guidelines. If residents use appropriate safety precautions drivers from other areas may follow their good example.

Slow Down. The speed limit posted is the maximum speed permitted. Drivers must in all situations, whether it involves children, equestrians, joggers, an elderly resident at the mailbox or wildlife, proceed at an appropriate and safe speed.
Give the horse a wide safety zone. Pass as far into the other lane as possible and wait to pass if there is oncoming traffic.
Don’t speed up until well past the horse. The sight or sound of a vehicle is not something that horses instinctively fear; horses are more likely to be afraid of a dog or a sinister-mail box. They may jump into a car’s path to avoid the scary object on the side the road.
Don’t honk, yell or throw things out of the car window.
If the rider appears to be having difficulty, stop and wait.
Be aware that if you are pulling a trailer or have noisy object in the back of a pickup truck the noise will probably spook the horse so proceed as slowly as possible.
Be patient. Most riders don’t want to be on the road any longer than necessary.
Proceed with caution at all times.
We are fortunate to live in our beautiful town where we can enjoy many different pursuits. Hopefully we will all continue to show respect and tolerance for each other and allow everyone a chance to be safe and healthy.

2952623 - Way out yonder where horses can run free. Grant-Valkaria equestrian property for sale.

GRANT-VALKARIA, Florida - About 1500 feet south of the 2200 Block of Grant Road, on a full-access right-of-way, is a 1.4 Acre property I'm selling that is off the beaten path. Like to ride horses or ATVs, Tent or RV on weekends, toast marshmallows over a campfire? This might be the place for you. Cheap to maintain - Yearly Taxes are $79.50. One day a road may pass through here but for now this natural area is as private as private gets.

The town of Grant-Valkaria has two primary paved roads that run east to west; Valkaria Rd. and Grant Rd. Excluding subdivisions, most other roads, which were also right-of-ways just a few years ago, run north and south. These mostly oyster shell roads were created by property owners who built beautiful homes on their lots and as more people farther along the right-of-ways desired homes, the roads were extended. This is how the Grant/Valkaria area is being developed. It is a very tight knit community that prides itself on two things: horses and privacy. There is a wonderful small town feeling here that the residents have succeeded in preserving. In fact, Grant-Valkaria was incorporated just last year so as not to get swallowed up by an adjacent, more densely developed town.

This property is part upland (Mesic Slash Pine Flatwoods) and part wetland (Cypress Swamp and Strands). Plenty of room to put something up. Looks like a small stream just adjacent, doubt if you'll get many visitors out here.

The State of Florida has been buying up as many of these 1.4 acre lots as it can get its hands on through its Nature Conservancy Program. The State has aggressively pursued every landowner in the Grant/Valkaria area to make offers on their properties. It is possible that the Nature Conservancy owns half the available land by now. What this means is that the miles and miles of horse trails and open land will remain. What it also means is that the remaining lots are now surrounded by pristine land that will never be built on.

Brevard County is on the East Coast of Florida. Its principal cities are Titusville, Merritt Island, Cocoa and Melbourne. Grant is in the Southeastern portion of the county and stretches from the Indian River west to the area around Interstate 95. South of Brevard County is Indian River County whose principal cities are Vero Beach and Sebastian. It is about 20 minutes to the beach, 30 minutes to the airport and 1 hour and 15 minutes to Orlando. On February 25th is the Grant Seafood Festival whose proceeds go toward a college scholarship fund for the town's children.

In order to thoroughly research this parcel I recommend that you start with the Brevard Property Appraiser's web site, http://www.brevardpropertyappraiser.com/ Search using the information provided above. There, you will find pertinent information about this lot as well as mapping tools, info on adjacent lots, sales of comparable lots and other useful resources.

Want to view each of the 37 properties I will be selling? Do a "search by owner" and type in FRANKLIN PROPERTY RESEARCH to view the listings. At the top of the page you may click on "map all properties" to view the locations of these parcels within the township.

Grant-Valkaria is horse country and very private. A few properties are on paved roads, the others are on full-access right-of-ways which means no permission needed from adjacent property owners to build a road. Until a road goes to the property, you can put up a barn, horse stable, security trailer, plant crops or other agriculture, etc. but not a residence.

Nowhere in Florida can you find so many acres of woods, pastures, lakes, etc. as Grant-Valkaria that is only 13 miles from the Atlantic Ocean. This town is very restrictive toward any type of commercial development. Most of the roads you see on this map aren't even built yet. Also, The State of Florida Nature Conservancy purchased fully half of all available land in Grant-Valkaria, insuring a pristine area in perpetuity.
