2952623 - Way out yonder where horses can run free. Grant-Valkaria equestrian property for sale.

GRANT-VALKARIA, Florida - About 1500 feet south of the 2200 Block of Grant Road, on a full-access right-of-way, is a 1.4 Acre property I'm selling that is off the beaten path. Like to ride horses or ATVs, Tent or RV on weekends, toast marshmallows over a campfire? This might be the place for you. Cheap to maintain - Yearly Taxes are $79.50. One day a road may pass through here but for now this natural area is as private as private gets.


The town of Grant-Valkaria has two primary paved roads that run east to west; Valkaria Rd. and Grant Rd. Excluding subdivisions, most other roads, which were also right-of-ways just a few years ago, run north and south. These mostly oyster shell roads were created by property owners who built beautiful homes on their lots and as more people farther along the right-of-ways desired homes, the roads were extended. This is how the Grant/Valkaria area is being developed. It is a very tight knit community that prides itself on two things: horses and privacy. There is a wonderful small town feeling here that the residents have succeeded in preserving. In fact, Grant-Valkaria was incorporated just last year so as not to get swallowed up by an adjacent, more densely developed town.

This property is part upland (Mesic Slash Pine Flatwoods) and part wetland (Cypress Swamp and Strands). Plenty of room to put something up. Looks like a small stream just adjacent, doubt if you'll get many visitors out here.


The State of Florida has been buying up as many of these 1.4 acre lots as it can get its hands on through its Nature Conservancy Program. The State has aggressively pursued every landowner in the Grant/Valkaria area to make offers on their properties. It is possible that the Nature Conservancy owns half the available land by now. What this means is that the miles and miles of horse trails and open land will remain. What it also means is that the remaining lots are now surrounded by pristine land that will never be built on.


Brevard County is on the East Coast of Florida. Its principal cities are Titusville, Merritt Island, Cocoa and Melbourne. Grant is in the Southeastern portion of the county and stretches from the Indian River west to the area around Interstate 95. South of Brevard County is Indian River County whose principal cities are Vero Beach and Sebastian. It is about 20 minutes to the beach, 30 minutes to the airport and 1 hour and 15 minutes to Orlando. On February 25th is the Grant Seafood Festival whose proceeds go toward a college scholarship fund for the town's children.
