The residents and elected officials of Grant-Valkaria have worked dili­gently to assure that the commu­nity remains rural in nature. Living in a rural area includes sharing our roadways with animals of various shapes and sizes, farm equipment, and horse trailers. Most of us have noticed equestrians on our road­ways but few of us who do not have experience with horses understand equine behavior.
 
Horses are big animals. An average horse weighs 1000 to 1200 pounds. Horses are prey animals which means in their wild state they are hunted by predators for food. Their most powerful survival adaptation is speed. When horses are startled their instinct tells them to run first and ask questions later. Horses are very unpredictable and have light­ening fast reactions. A horse can be standing quietly and a second later jump 10 feet sideways. A rider has very little initial control over a spooked horse.

What does this mean to drivers sharing a road with equestrians? When a horse spooks it may jump in the road in front of or into the vehicle. Certainly the horse will be injured or killed, the rider will be in­jured or killed and what most driv­ers don’t realize is that they have a good chance of being injured or killed. Everyone knows the damage a deer weighing 100 to 200 pounds can do to a vehicle and driver. Mul­tiply that by about 10.
How do we keep horses and hu­mans safe? Following are some guidelines. If residents use appro­priate safety precautions drivers from other areas may follow their good example.
 
Slow Down. The speed limit posted is the maximum speed permitted. Drivers must in all situations, whether it involves children, equestrians, joggers, an elderly resident at the mail­box or wildlife, proceed at an appropriate and safe speed.
Give the horse a wide safety zone. Pass as far into the other lane as possible and wait to pass if there is oncoming traffic.
Don’t speed up until well past the horse. The sight or sound of a vehicle is not something that horses instinctively fear; horses are more likely to be afraid of a dog or a sinister-mail box. They may jump into a car’s path to avoid the scary object on the side the road.
Don’t honk, yell or throw things out of the car window.
If the rider appears to be having difficulty, stop and wait.
Be aware that if you are pulling a trailer or have noisy object in the back of a pickup truck the noise will probably spook the horse so proceed as slowly as possible.
Be patient. Most riders don’t want to be on the road any lon­ger than necessary.
Proceed with caution at all times.
We are fortunate to live in our beau­tiful town where we can enjoy many different pursuits. Hopefully we will all continue to show respect and toler­ance for each other and allow every­one a chance to be safe and healthy.

Click on the "Map all Properties" button at the top of the page to see all. Many of these 1.4 Acre parcels are adjoining so those will only be sold together. This is horse country and very private. An equestrian community with thousands of open acres for riding is a special place. A few properties are on paved roads, the others are on full-access right-of-ways which means no permission from adjacent landowners needed to build a road. Until a road goes to the property, you can put up a barn, stable, security trailer, etc. but not a residence. Nowhere in Florida can you find so many acres of woods, pastures, lakes, etc. as Grant-Valkaria that is only 15 miles from the Atlantic Ocean. This town is very restrictive toward any type of commercial development. Most of the roads you see on this map aren't even built yet. Also, The State of Florida Nature Conservancy purchased fully half of all available land in Grant-Valkaria (Average price paid was $35K per 1.4 Acre parcel), insuring a pristine area in perpetuity.

Grant-Valkaria has two primary paved roads that run east to west; Valkaria Rd. and Grant Rd. Excluding subdivisions, all other paved and unpaved roads, which were also only right-of-ways a few years ago, run north and south. These mostly oyster-shell roads were created by property owners who built beautiful homes on their lots and as more people farther along the right-of-ways desired homes, the roads were extended. This is how the Grant/Valkaria area is being developed. It is a very tight knit community that prides itself on two things: horses and privacy. There is a wonderful small town feeling here that the residents have succeeded in preserving. Crime is virtually non-existent. In fact, Grant-Valkaria was recently incorporated in 2009 so as not to get swallowed up by an adjacent, more densely developed town. Real estate values have remained high, even during these tough economic times. On February 26th and 27th is the Grant Seafood Festival whose proceeds go toward a college scholarship fund for the town's children.

Brevard County is on the East Coast of Florida. Its principal cities are Titusville, Cape Canaveral, Merritt Island, Cocoa Beach and Melbourne. Grant-Valkaria is in the Southeastern portion of the county and stretches from the Indian River west to the area around Interstate 95. South of Brevard County is Indian River County whose principal cities are Vero Beach and Sebastian. It is about 15 minutes to the beach, 30 minutes to the airport and 1 hour and 15 minutes to Orlando’s Disney World and other attractions.
